A land deal has a thousand small decisions — a well that's never been pumped, an easement nobody's read in 30 years, a price built on a comparable that sold in 2021. For buyers — your land search, run like a search

  • A target written down. Counties, acreage band, budget, how it'll be used — before we tour anything. This kills 80% of wasted drives.
  • Off-market first. Land that's coming to market rarely spends a week on the portals. My buyer file gets the calls.
  • Ground truth on every tour. Access and easements, water and well history, septic feasibility, utilities, floodplain, ag exemption status — flagged while we're standing on the dirt, not after you've wired earnest money.
  • A drone pass on serious properties. What a road can't show: ponds, boundaries, topography, drainage. You get the video.
  • The offer, in writing, with terms. Financing, contingencies, timeline — negotiated with land realities, not a house template stapled on.

  • A media day. Aerial video and photo set, ground shots, boundary maps. This is the difference between "nice listing" and "the listing."
  • Copy that speaks land. Descriptions written for buyers who care about water capacity, fence lines, and forage — reviewed against TREC's description rules.
  • Exposure where land buyers actually are. The big portals yes — plus direct outreach to active land buyers and agents in the region.
  • Straight answers on prep. Sometimes the money is in a mowed edge and a clean gate before anyone shows. I'll tell you what's worth doing and what's theater.
